Good Morning, there is not the breakfast service in our property. Anyway, in your room you can find a coffee machine, a kettle and some snack included. We are located 20 meters from the main street where there are many bars, cafés and restaurants.

The most amazing trip

Riccardo was amazing and so helpful. He even sent a video of how to get to the accommodation. He gave us a map of Italy and told us how to get around. The room had everything we needed and was lovely. We will definitely come back. We was very close to everything. Perfect location.

A fantastic stay, just like the photos and very relaxing

A great location, super clean and outstanding staff

There was no where locked to leave bags once checked out which was a bit uncertain but we were assured that leaving them by the entrance would be safe due to cameras and locked doors. Our luggage was all there when we came back later on that day which was great!

Fantastic location, host and room.

We had an exceptional stay, the location is fantastic (nearby to central attractions but in a lovely neighbourhood that is not overcrowded with tourists). Sara was a fabulous host and gave great advice about the restaurants in the area. The room was even better than the photos and we particularly loved the blown glass chandeliers from Murano.

We loved the location because it was outside of the immediate tourist areas but still close enough to walk. The street was interesting with shops and great restaurants. The rooms were super nice and they were so accommodating and helpful to us.

Perfect stay in a beautiful room close to central Venice

A beautiful hotel with wonderful rooms that were spotlessly clean and very spacious and very comfortable. We had a lovely welcome and given lots of tips for our stay from lovely Sara. It’s also in a lovely area with lots of places to eat and drink, there is also a supermarket close by, and a lovely walk into central Venice which takes about 10 minutes. It’s also fairly close to the waterfront to catch the water buses. I would definitely stay here again and would definitely recommend. Thank you for our lovely stay.

Wonderful

The location was just outside of the most touristy area, which was nice, while still being within walking distance of everything. The staff was friendly and easy to communicate with in English and very helpful. The room was nice and modern and there were quite a few complimentary snacks, which was great.

An absolute gem, exceeded our expectations!

We loved absolutely everything about our stay. The lovely host Sara who greeted us at check-in was super kind and helpful. The room was spotless, the interior looks just as amazing in person as it is on the photos and we enjoyed all the little details like a complimentary prosecco, biscuits/sweets, excellent coffee and cooled water - all this was even more appreciated after a long walk around Venice in the heat of the Summer :) We wanted to stay in a bit quieter part of Venice so this was really an ideal choice for us. We recommend this place in a heartbeat - but only for guests who really care and know how to appreciate the style and the effort that's been put into it.

Great location & comfy beds in Venice

Great location close to bars, a little grocery store and a vaporetto stop yet quiet. Wonderful if you keep the windows open at night, you get wafts of the bakery behind the hotel as well. The check in girl (Sara I think) was so nice and helpful with information too. We loved all the little snacks upon arrival and shampoos provided! Not all of our stays in Italy gave us this, and we were really happy to have something to snack on/drink when we arrived after a day of travel

Thin walls/floors, not sure if anything can be done about it though unfortunately. But we lost some sleep due to nocturnal/loud guests above us. Check in codes were given day of, but I did not have cell service so did not see, sooo make sure to check-Sara again was super helpful though!

Nice room in good location

The room is big and very nice. Riccardo gave us a warm welcome and was ready to help when we had a problem with the safe. The location is perfect, not fully in the center but only a 10-15min walk away and there's a street with lots of restaurants, bars and a supermarket nearby.

Unfortunately, it was a bit loud. You could hear every step and conversation of the guests in the room above. We had a bit bad luck with them as they were slamming doors and stomping around, which woke us up multiple times. It's also not the right place if you want to sleep in in the morning since there are a lot of noises in front of your door (where the entrance is and everyone comes and goes and talks). So I recommend to make sure you book the room on the top floor. The towels in the bath room were exchanged even though we hung them on the rack (as was suggested on the sign). The fridge was very small, you can't store much in there.

A home away from home

This may have been the most comfortable bed we’ve ever slept on. Our room was tasteful decorated with thoughtful finishing touches. Riccardo is a great host who made us feel welcome and ensured we were settled into our room. We loved the location, and looked forward every evening to relaxing with locals for aperitivos.

A perfect stay, can’t wait to come back!

We absolutely loved our stay at this property - what a dreamy room! the most comfortable hotel bed I’ve slept in, a lovely bright room but with black-out shutters / curtains. Lots of thoughtful amenities; lots of snacks in room, mini fridge, we even got a lovely gift in the room since our trip was for 10 year anniversary and my husbands birthday! Room was spotless, so clean and nice to come back to every day. Great air conditioning. A key-code system instead of keys. Quiet room location but ear plugs were provided too. We absolutely loved the location and fell in love with the area - so many lovely restaurants, bakeries, bars, shops, a small park and close to the ferry stop from the airport too. A nice area that is happening enough but not packed with tourist groups like so many other areas. Being able to walk 30 seconds from the accommodation and get to a nice restaurant was ideal for us. Staff were lovely, they managed to accommodate a couple hours earlier check-in for us which we really appreciated. Can’t wait to come back and stay again! I definitely recommend staying here - such great value for money too.

Excellent!

We’re happy to share our best experience in Venice. The apartment is quite spacious, bright and well equipped with nice furniture. Communication with the host was so excellent, Sara and Riccardo were always on the top before the arrival and during the stay. Their flexibily with everything was increddible. We didn’t expect housekeeping service every day and that was a delight! The area in not so busy during low season, so you can always get a table in neighboring restaurants and bars. The host was super friendly and very helpful – we received not only general advice for sightseeing, but also recommendations for transportation and nice lunch/dinner places. All in all, we enjoyed our stay and will definitely come back!

The decor is very modern and classy. Also the location is good, close to the centre but not too busy. Around a 15 min walk to St Marks Square. Riccardo was very helpful and pleasant all trip. Also great balcony!
